A: We are a British couple, based in the UK, who rent out our family villa in Orlando to holiday makers throughout the world. Our villa and services are illustrated on this website. This site provides a cost effective way of allowing guests to book directly and stay in our high quality villa at a lower price than if they were booking through a travel agent or tour operator.

Q: Is renting a villa more expensive than a hotel?
A: As you explore our villa you will discover that it is much cheaper than the price of hotel of the same quality standard. Our villa offers more privacy, more comfort, and more freedom than a hotel room. Our villa also comes with a fully equipped kitchen, making your Orlando vacation rental an economical choice. When two or more people are traveling, a villa rental is usually considerably less expensive than staying in individual hotel rooms and eating all of your meals out. When you factor in all the benefits and amenities of our private villa, you will quickly realize that it offers superb value. (Remember to compare rates per room/ per night).
   
Q: Are the rates per person or for the entire villa?
A: Our rates are for the entire villa. When compared to booking separate hotel rooms our villa is far more economical.
   
Q: Are the prices in Sterling or US Dollars?
A: All prices quoted are in US Dollars, however payment can be made in Sterling if preferred. Please ask and we will be happy to provide you a Sterling quotation.
   
Q: On which day do villa bookings usually commence?
A: Our villa has flexible changeover days, only being subject to availability.
   
Q: What is the required length of stay?
A: Normally a minimum 7-night stay is required. Occasionally we may accept shorter stays (5 nights), especially if it is close to your departure date or during the low season. Please note: a premium rate for shorter stays may be charged.
   
Q: What are the check in and check out times?
A: Check in will be after 4pm on the day of arrival and checkout has to be by 10am on day of departure unless otherwise agreed by us in writing to allow for cleaning to be completed before the next guests arrival.
   
Q: Is it possible to organise an early check in?
A: To guarantee an early check in at our villa you will need to book and pay for an additional nights stay, i.e. the previous night. This will allow you immediate access to our villa as soon as you arrive at the community.
   
Q: Is it possible to organise a late check out?
A: To guarantee a late check out from our villa you will need to book and pay for an additional nights stay, which will allow you to stay in the villa until your departure for the airport. If you prefer you can wait until you are in the villa and speak with our property manager directly. Generally a late check out can only be confirmed a few days before your scheduled departure as it depends on whether another guest arrival is expected at the villa and whether cleaning schedules can be organised to accommodate. This is granted at the villa property manager's discretion and unfortunately cannot be guaranteed. Depending on the number of extra hours required a small fee may apply.
   
Q: How often will the villa be cleaned?
A: The villa will be cleaned prior to your arrival and following your departure. If you would like to have the villa cleaned during your stay then this can be organised with the property manager and an additional cleaning fee will need to be paid to them. This will be a full clean inside the villa involving the dusting of surfaces, cleaning of bathrooms and kitchens, sweeping and mopping of floors and will include the washing of bed linen and towels.
   
Q: What does maximum occupancy mean?
A: This is the maximum number of people the villa will accommodate (excluding infants). Our five bedroom villa can accommodate 11 guests. We reserve the right to refuse you entry to the villa, or evict you from the villa, if the number of persons occupying the villa exceeds the stated maximum amount at anytime. You will also forfeit all monies paid without any compensation.
   
Q: Are we allowed to have friends visit us at the villa?
A: Generally our villa and its facilities are strictly for the use of our registered villa guests only. Visitors may be allowed however prior approval from us or our property manager must be obtained.
   
Q: Is a security deposit required?
A: Our villa is made available for rental on the understanding that the villa will be left clean and tidy at the time of checkout and all personal waste removed from the villa. You will be held responsible for any damage or breakages to the villa during your stay. These must be reported to the us and our property manger immediately and appropriate compensation made so that the villa can be fully equipped for the next guests.
   
Q: Who will look after us during our stay?
A: Prior to your arrival you will be provided with the 24 hour local contact number of our property manager. Who are there to look after you and answer any questions you may have regarding the villa, its facilities, equipment, appliances etc.
   
Q: How will I find the villa?
A: Once the full payment for your booking has been received, we will send you (by email) comprehensive driving directions from the two relevant arrival airports (Orlando International Airport and Sanford Airport) to the front door of our villa. This document will also contain instructions for gaining access to our community and our villa and the local contact number of our property manager should you require any assistance, it is therefore imperative that you print this document and remember to take it with you.
   
Q: How will I access the villa?
A: Instructions will be supplied once the full payment has been received. Please remember to print this document and take it with you.
   
Q: How is payment made?
A: Payment can be made by Cheque or Credit Card / Debit Card via PayPal (4.5% handling charge applies via PayPal).
   
Q: What is your deposit and cancellation policy?
A: For our villa, the following standard practices apply: A booking deposit is required to hold a reservation. Reservations are not considered firm until the deposit, in cleared funds is received and our booking confirmation has been issued. The balance of your payment is due 8 weeks prior to your arrival date. In the event of you cancelling the booking,  no refund is made. It is therefore strongly recommended that you take out Travel Insurance.
   
Q: Is Travel Insurance Required?
A: Yes, it is strongly recommended that you arrange comprehensive travel insurance to include accommodation cancellation. If you require assistance in this respect, please refer to our links page.
   
Q: Are towels and linen provided?
A: Bed linen and bathroom towels are provided at our villa. We advise that you bring your own towels for pool / beach use as these are not provided. The villas towels are only for use inside the villa and are not to be used outside the pool deck or taken away from the villa. An inventory check is made before you arrive and after you depart and any soiling, damage or removal of towels will be charged for.
   
Q: Is air conditioning included in the rental rate?
A: Air conditioning is included in the rental rate. Guests are able to adjust the air conditioning temprature by six (6) degrees up or down.
   
Q: Is a baby cot and highchair provided?
A: One baby cot and one highchair are provided free of charge. If more than one of each item is required, this can usually be arranged for a small fee. Please contact us for more details.
   
Q: Are hair dryers provided?
A: Hair Dryers are provided in all Master En-Suite bathrooms.
   
Q: Are barbecues provided?
A: A BBQ can be provided at an additional cost and will be provided by an external company along with one bottle of gas.
   
Q: Is it possible for the pool and spa to be heated?
A: The pool and spa can be heated if required but will be charged for and will need to be requested when making your booking.
